2005 Brokers Challenge Golf Tournament

Thanks to everyone who came to the Brokers Challenge at Willows Run 

This year, 62 brokers joined in the festivities and the fun

The driving range and lunch made for a good start

And by one o’clock, everyone was in a golf cart

The teams headed to the course, 18 holes underway

All day sipping beverages and making bets as they play

The clouds disappeared and the weather was great 

Little concern to the players, who wanted only to hit their darn ball straight 

When everyone finished and scorecards were in

We gathered under the tent to see who would win 

Awards were announced over food and more beer

We hope you had fun and we’ll see you next year!

Interior Design Magazine Names MS&A to Giants 200 List

Seattle, Wash. --  Marvin Stein & Associates, a Seattle-based commercial interior design firm, was named to the Giants 200 list in the July 2004 issue of Interior Design magazine.  The list is compiled annually and ranks design firms based on annual revenue, and value and square footage of work installed.

Effective July 1, 2004
International Building Code changes things

Adoption of the International Building Code (IBC) took effect, in most municipalities around Puget Sound, on July 1, 2004.

At Marvin Stein & Associates we’ve done our homework, educating ourselves on the new code and how it effects tenant improvement projects.  Many, but not all, of the cities implementing the International Building Code, also are adopting the International Plumbing Code (IPC) and the International Fire Code (IFC). New, 2003, Washington State Energy Code also will be adopted July 1.

Below is an outline of just a few of the differences in store with the IBC. We've also surveyed local planning departments and prepared a short report on what they're adopting and when.

International Building Code
Exits and Exit Access Doorways Currently in a type B or "office" space, two (2) exits are required if determined that the occupancy load will exceed 30.

Type B space in a building with quick response sprinklers requires two (2) exits if determined that the occupancy load will exceed 50.

Bottom line: Fewer exits required for smaller spaces.

Exit Separation The separation distance of the exit doors shall not be less than ½ the length of the maximum overall diagonal dimension of the area served.

In a building with quick response sprinklers , the separation distance of the exit doors shall not be less than 1/3 the length of the maximum overall diagonal dimension of the area served.

Bottom line: Doorways can be closer together giving you more design flexibility.

Dead-end Corridors The length of dead-end corridors shall not exceed 20 ft. In group B occupancies in a building with quick response sprinklers , the length of dead-end corridors shall not exceed 50 feet.

A dead-end corridor in a building with quick response sprinklers or non-sprinkered building is not limited in length if the corridor is less than 2.5 times the least width of the dead-end corridor.

Bottom line: Dead-end corridors can extend 50 ft. in a building with quick response sprinklers.  And in a non-sprinklered building, a corridor can extend beyond 20 ft. if the width of the hallway is expanded in accordance with the code.

Marvin Stein & Associates space planners for Technology Space Development of the Year, Fisher Plaza

Seattle, Wash --  Fisher Plaza was named the Technology Development of the Year by The Washington State Chapter of the National Association of Industrial and Office Properties (NAIOP) at the 2003 Night of the Stars Gala held Friday, November 14, in Seattle, Washington.  As space planners and designers of the two building development, Marvin Stein & Associates, LLC, also was recognized.

"Working with Fisher on this projects has really been a terrific experience and we want to congratulate them on receiving this award,"  said Steve Navarro, principal with Marvin Stein & Associates. He added, "It's an honor to be a part of the talented team they've assembled to design and build this unique, state-of-the-art facility."
